Before you make a huge financial decision, I want to share how you can evaluate your own system. Most people don't realize that a broken AC doesn't always mean a dead AC. Here is how to figure out if you actually need a replacement, or if you just need a simple repair.
The $5,000 Rule: A Simple Math Trick
When homeowners ask me if they should repair or replace their unit, I usually tell them to start with the $5,000 Rule. It is a very simple math equation that helps take the emotion out of the decision.
Take the age of your equipment in years and multiply it by the estimated cost of the repair.

Example 1: Your AC is 4 years old, and the repair is $400. (4 x $400 = $1,600). Since $1,600 is well under $5,000, you should absolutely fix it.

Example 2: Your AC is 12 years old, and the repair is $600. (12 x $600 = $7,200). Because that number is over $5,000, putting money into that old system is a bad investment. It is probably time to look at a replacement.
Simple Fixes vs. Fatal Breakdowns
Sometimes it's a simple fix. We diagnose and fix AC problems fast with honest diagnostics. Not every breakdown is a disaster. Here are a few cheap, common repairs that make absolute sense to fix:

- Bad Capacitors: This is a small electrical part that helps start your motors. When it fails, your AC stops blowing cold. It is a quick and affordable fix.
- Clogged Drain Lines: Houston humidity creates a lot of condensation. If your drain line clogs, your system will shut itself off to prevent flooding your house. We just need to clear the line.
- Dirty Contactor: Bugs and dirt can get stuck in the outdoor electrical switches. A quick cleaning often solves the problem.
On the flip side, there are a few major issues where a repair doesn't usually make sense:
- A Burned-Out Compressor: The compressor is the heart of your system. If it dies on an older unit, replacing it is almost as expensive as buying a new condenser.
- Leaking Evaporator Coils on Older Units: If your coil is rusted out and leaking refrigerant, patching it usually doesn't hold up.
The Refrigerant Trap
If you have a system that is more than 12-15 years old, it likely runs on R-22 Freon. The EPA phased out this older refrigerant a few years ago. Because it is no longer manufactured, the price of R-22 has skyrocketed.
If your older system springs a leak, tracking down the leak, patching it, and refilling the system with R-22 can cost a small fortune. In those cases, I always tell people that putting that money toward a new, high-efficiency system is the smarter move.
